Our Chimney Inspection Process
The chimney inspection process is designed to identify potential fire hazards and risks of significant indoor air pollution. Inspections, along with chimney sweeping, are good annual maintenance to-dos that can help keep your home safe.
There are three levels of chimney inspection you can choose:
Level I: This is the cheapest inspection. It verifies that the chimney is structurally intact and includes a basic visual assessment of the chimney's visible parts. This includes the fireplace and firebox, the damper, the flue opening, and the parts of your chimney accessible on the roof.
Level II: This inspection is more robust. It includes the chimney, the roof and attic, your crawl space, and the internal components of the chimney that aren't necessarily visible.
Level III: This is the most robust inspection. It includes the above tiers of service, but the inspector also searches for potential structural damage in concealed areas inaccessible in Level I inspections.
Before your inspector arrives, move furnishings and rugs away from the fireplace, and try not to use the fireplace for at least 24 hours so it's cool. We also recommend moving pets to another room.
How Often Should You Schedule a Chimney Inspection?
Homeowners should have their chimneys inspected at least once a year, ideally right before the cold season begins. This allows you to start using the fireplace with more peace of mind and be sure there aren't structural issues putting your home at risk. However, it's not necessary to schedule a Level III inspection every year. Instead, follow this guidance:
- Schedule a Level I inspection once a year, ideally in the fall.
- Modify it to a Level II inspection if you have made changes to your chimney (such as installing a new liner in the past year) or if it's been a few years since your last inspection.
- Modify it to a Level III inspection if you suspect damage or if your chimney inspector can't adequately see all the components of your chimney.
It's also important to schedule a chimney inspection if you are purchasing a new home, as general house inspectors may not be able to gauge the safety and useability of the chimney themselves.
